HECM Lenders – January 2026

The good HECM news is that endorsements grew 5% last month to 2,295 loans. The bad news? Both December and January were well below the figures from a year ago, with January falling -13.1% from January 2025.

On the regional side, we had a similarly mixed bag:

  • Only 2 of the 10 regions were up from Jan 2025: Great Plains (the smallest region) at 42.1% and Mid Atlantic at 14.3%
  • But, 6 of the 10 regions were up from last month
    • NW/Alaska rose 21.5% to 198 loans
    • Pacific/Hawaii gained 20.1% to 550 loans
    • Mid-Atlantic added 16.5% to 184 loans

The top 10 lenders also had a split story:

  • 7 of the top 10 lenders rose from Dec
    • Guild jumped a whopping 165.9% to 109 loans
    • Hightech leaped 72.7% to 38 loans
    • Goodlife/TMAC was up 59.3% to 137 loans
  • Just 4 of the top 10 lenders (page 5) were up from Jan 2025
